Construction has begun at Marlton's newest neighborhood, Arbor Walk. Arbor Walk will be a community of 16 single family homes located off Hopewell Road, a little bit south of Little Mill Country Club. Homes start at $529,900. While the entire site is 140 acres, only 22 are being developed, with no future plans to develop the rest of the tract: 71 acres will be Open Space maintained by the property owners and 40+ acres to the south 'dedicated to conservancy and [will] be preserved', as per the Board Meeting minutes.
The property lines on the website I use aren't always exact, so it is difficult to determine exactly where this neighborhood will be on a map, but comparing it to the graphic the developer has provided in their brochures, I have approximated where the neighborhood will be. The new road, named Aberdeen Court, is marked in blue below, and the three numbered circles correspond to the same numbers on the developer's brochure. For reference, the road and houses just to the south of Arbor Walk is Deerfield Avenue.

Trees have been cleared to make room for a new road, new houses and yards. And while it is easy to lament the loss of trees, most of us live in neighborhoods that used to be farms. Before that, they were forests that probably looked identical to the picture above.

Looking at the photo above, its hard to get a sense of the size of the neighborhood compared to the surrounding forest. Its difficult to envision how much land was actually cleared. Lucky for me, Latitude 360 Aerial Imaging has sent me some photos of the area, and they are great. Seeing the new road and the new home sites from above helps to show that this road is in the middle of a dense forest. (Most people read this blog on their phones. These photos look so much better on the computer).

The homes were approved at a Planning Board meeting on December 16, 2018. Plans call for 16 single family homes built on wooded sites of approximately one acre. (On the agenda for the Planning Board meeting, the development was originally named "Country Club Acres".) "Each is offered with various elevations that can be customized to fit any style, ranging from 2,900 to 4,400 square feet of living space."
Because the land being developed borders the Black Run, there was a commitment requested by the Friends of the Black Run to work with them to help develop access into the Black Run. There is no formal trail yet in the area and the attorney for the applicant was concerned about granting an easement. While there were no firm plans at this time and all sides agreed that a lot of future discussions need to take place, the developer agreed to negotiate in good faith to allow access into the Black Run.
