New Retail Approved In Marlton Crossing Parking Lot at Zoning Board 6/15/2020

The Evesham Township Zoning Board met on June 15th, 2020, to consider an application for a small retail building to be located at the Marlton Crossing Shopping Center.  The new building would contain one retail tenant of 3500 square feet and one 'fast casual' restaurant of 2500 square feet..  The building would be a freestanding building located in the southeast corner of the parking lot, near the intersection of Route 73 and Centre Boulevard.


The applicant indicated the tenants would be Sleep Number Mattress and a 'fast casual' restaurant.  The fast casual restaurant was not identified, but when asked what 'fast casual' meant, the applicant suggested something like Qdoba or Panera.  It would not be a McDonald's or Burger King, as those would require a drive thru, and the application does not include a drive thru.  (And for those of you dreaming of Taco Bell, that would need a drive thru as well.)  There is currently a Sleep Number at the Promenade, and according to Neill Borowski of 70and73.com, the store at the Promenade will be moving when this new building is completed.

The new building will face Route 73, with both front entrances facing that direction.  The restaurant will have an outdoor patio seating area (marked #1).  The trash enclosures will be on the opposite side of the building (marked #2).   As the new building will slightly increase the impervious coverage of the site, the developer has agreed to put in a rain garden (marked #3).

The increase in impervious coverage is due to additional pavement added for parking in the southeastern most portion of the parking lot.  Overall the entire Marlton Crossing site will have 17 fewer parking spaces and will increase the impervious coverage from 78.6% to 78.8%.  Both of those items require a variance from the board.

The area marked (1) is new pavement.  Five trees to be removed marked with an X.

The new building was expected to add a negligible increase in traffic - 18 new trips during the evening peak hours, or one new vehicle every 2 minutes.

The project was approved by a vote of 6-0 (Parikh, Lutner, Carragher, Osno, Shah and Alperin).

Note: While unrelated to the current building, the developer also agreed to install 3 electric charging stations for vehicles behind Burlington Coat Factory.
