Brightview Greentree Applies for Massive Expansion of Facility - Zoning Board Meeting 3/15/2021

Brightview Greentree, an assisted living community in Marlton, has submitted an application to the Evesham Zoning board for use variances. The Zoning Board will hear the application on Monday March 15, 2021.

Brightview is looking to add two additions on to their current building. The current building is a 3-story, 172 unit, 210 bed complex located on Greentree Road near North Maple Avenue, next to CVS and Republic Bank.

The first addition, located on the front of the building and extending out towards Greentree Road, will be 38,487 square feet and contain 35 additional units with 47 additional beds. It will be located in the rectangular grassy area in front of the building. The second addition will extend out the western end of the building towards the pond, and be a huge 155,189 square foot addition containing 96 units with 127 beds.

In all, this would take the facility from 172 units with 210 beds up to 303 units with 384 beds.

An office building currently located at 3 Stow Road would be demolished. It also looks like the facility would change names to Brightview at Evesham Assisted Living Facility.

The office building to be demolished is located in the Industrial Park (IP) zone, while Brightview is located in the C2 (Commercial) zone. While the smaller addition and half of the larger addition is in the C2 zone, half of the larger addition is in the IP zone.

It should be noted that the application is NOT seeking site plan approval at this time, so they would need to return to the Zoning Board when the site plan is ready. The application is solely to obtain the necessary variances, a D2 variance for non-permitted use in the C2 zone and a D1 variance for assisted living in the Industrial Zone, along with a height variance and a few other necessary variances.
